Le logement concern\u00e9 par ce pr\u00eat doit respecter les nouvelles Normes de Surfaces et d&#8217;Habitabilit\u00e9 pr\u00e9cis\u00e9es par l&#8217;annexe au d\u00e9cret, dont les principales caract\u00e9ristiques concernent l&#8217;\u00e9tanch\u00e9it\u00e9, les parties communes, les canalisations, les normes dimensionnelles (pi\u00e8ces et surfaces), les ouvertures et la ventilation, les installations cuisine et sanitaire, le gaz, l&#8217;\u00e9lectricit\u00e9 et le chauffage. Le diagnostiqueur <span style=\"text-decoration: underline;\"><strong>AEEDI<\/strong><\/span> r\u00e9alise tous les diagnostics immobiliers demand\u00e9s pour les pr\u00eats : <strong><span style=\"text-decoration: underline;\">Pr\u00eat \u00e0 taux z\u00e9ro<\/span><\/strong>, pr\u00eat PAS, pr\u00eat Conventionn\u00e9.<\/p>\n\n\n\n<p><strong><span style=\"color: #0000ff;\"><span style=\"text-decoration: underline;\">Pour les acc\u00e9dants \u00e0 la propri\u00e9t\u00e9.<\/span><\/span><\/strong><\/p>\n\n\n\n<p><br><strong><span style=\"text-decoration: underline;\">a) Op\u00e9rations finan\u00e7ables.<\/span><\/strong><br>Aux op\u00e9rations d\u00e9j\u00e0 finan\u00e7ables dans le dispositif ant\u00e9rieur (construction ou acquisition d\u2019un logement en vue de sa premi\u00e8re occupation, acquisition de logement suivie de travaux d\u2019am\u00e9lioration,<br>acquisition de logement dans le cadre d\u2019un contrat de<br>location-accession, am\u00e9nagement \u00e0 usage de logement de locaux non destin\u00e9s \u00e0 l\u2019habitation), la loi ajoute la possibilit\u00e9 de financer avec un <span style=\"text-decoration: underline;\"><strong>PTZ <\/strong><\/span>l\u2019acquisition d\u2019un logement ancien sans condition de travaux.<\/p>\n\n\n\n<p>Le <strong><span style=\"text-decoration: underline;\">PTZ<\/span><\/strong> peut en outre financer l\u2019ensemble des travaux rendus n\u00e9cessaires pour la mise aux normes d\u2019habitabilit\u00e9 du logement ou certains travaux pr\u00e9vus par l\u2019emprunteur lors de son acquisition.<br><strong><span style=\"text-decoration: underline;\">b) Nouveaux montants de pr\u00eats.<\/span><\/strong><br>Fix\u00e9 par d\u00e9cret (article R. 318-10 du CCH), le montant maximal de l\u2019avance est \u00e9gal \u00e0 la moins \u00e9lev\u00e9e des sommes r\u00e9sultant des deux calculs suivants&nbsp;:<\/p>\n\n\n\n<p>&nbsp;&nbsp;&nbsp;20% du co\u00fbt de l\u2019op\u00e9ration retenu dans la limite d\u2019un montant maximal tenant compte de la taille de la famille, du lieu de l\u2019op\u00e9ration et de la nature du logement (neuf ou ancien)&nbsp;;<\/p>\n\n\n\n<p>&nbsp;&nbsp;&nbsp;50% du montant du ou des autres pr\u00eats d\u2019une dur\u00e9e sup\u00e9rieure \u00e0 deux ans concourant au financement de l\u2019op\u00e9ration.<br>La dur\u00e9e de remboursement, adapt\u00e9e aux conditions de ressources du m\u00e9nage, ne peut exc\u00e9der 22 ans avec un diff\u00e9r\u00e9 de 18 ans.<br><strong><span style=\"text-decoration: underline;\">c) Nouveaux plafonds annuels de ressources.<\/span><\/strong><br>Aux termes de l\u2019article R. 318-4 du CCH, le PTZ peut \u00eatre accord\u00e9 aux personnes dont le montant total des ressources, cumul\u00e9es avec celles des autres personnes destin\u00e9es \u00e0 occuper le logement, n\u2019exc\u00e8dent pas les plafonds ci-apr\u00e8s&nbsp;:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table><tbody><tr><td>\n<p class=\"spip\" style=\"margin: 0cm 0cm 8.55pt;
